Dubai’s real estate market recorded AED6,931.6 million in ex-land transaction value during Week 37, up 3.3% from AED6,709.7 million in the previous week.
The off-plan market remained the largest contributor, generating AED3,775.4 million, equal to 54.5% of total ex-land transaction value. The ready market contributed AED3,156.2 million, representing 45.5% of the weekly total.
Transaction activity strengthened more noticeably, with 4,449 total transactions including land, compared with 3,663 last week, an increase of 21.5%. Sales transactions, including land, rose from 2,712 last week to 3,238 this week, up 19.4%.
Land activity was also significant, with land transactions reaching AED3,943.4 million during the week.

Off-plan activity remained heavily concentrated in flats, which accounted for 78.7% of the segment’s value. Apartment transactions therefore continued to anchor Dubai’s off-plan market in Week 37, generating nearly AED3.0 billion on their own.
Villas contributed 10.3% of off-plan value, while commercial properties represented another 9.1%. Hotel apartments and rooms remained the smallest component of the segment, contributing 1.9%.
Top Off-Plan Areas by Transaction Value
The top 10 off-plan areas accounted for AED1,873.0 million, representing 49.6% of total off-plan transaction value.

Al Khairan First was the leading off-plan area, recording AED401.6 million, equal to 10.6% of total off-plan value.
Madinat Al Mataar followed with AED266.8 million, representing 7.1% of the off-plan market. Business Bay and Majan were also major contributors at AED209.2 million and AED204.2 million, respectively, showing that off-plan demand remained distributed across several of Dubai’s major development locations rather than being dependent on a single area.

Ready properties also delivered a broad performance, with flats remaining the largest contributor at 63.4% of ready transaction value. Compared with the off-plan segment, however, the ready market continued to show a substantially larger contribution from villas, which accounted for 22.8% of the segment.
Commercial properties generated another 11.0% of ready value, while hotel apartments and rooms represented 2.8%.
Top Ready Areas by Transaction Value
The top 10 ready areas together contributed AED818.6 million, equal to 25.9% of the ready market, showing that completed-property transactions were widely distributed across Dubai.

Jumeirah Lakes Towers led the ready market with AED158.5 million, accounting for 5.0% of total ready transaction value. Business Bay was almost level at AED157.8 million, also representing approximately 5.0% of the segment.
Jumeirah Village Circle followed with AED94.7 million, while Dubai Marina recorded AED76.1 million, highlighting continued secondary-market activity across a mixture of established investment districts, prime locations and high-liquidity residential communities.
Transaction Type Analysis
Ex-land sales remained the dominant transaction type in Week 37, accounting for AED5,162.7 million, or 74.5% of total ex-land value. Mortgages followed with AED1,499.1 million, representing 21.6%, while gifts contributed AED269.8 million, equal to 3.9%.

On the Micro Level
The highest off-plan flat transaction of the week was recorded at Bugatti Residences in Business Bay, where a unit sold for AED28.0 million. The highest off-plan villa transaction was at Knightsbridge Park in Wadi Al Safa 3, at AED14.0 million.
In the ready segment, the highest apartment transaction was at Mr. C Residences in Jumeirah Second, where a unit changed hands for AED36.5 million. The highest ready villa transaction was recorded in Nad Al Shiba, at AED6.5 million.
On the land side, Emirates Hills recorded the highest transaction of the week at AED127.5 million, making it the standout individual land deal during the period.


Market Insights & Outlook
Week 37 showed a stronger market compared with the previous week, with ex-land transaction value increasing 3.3% to AED6,931.6 million, while total transactions including land rose a considerably stronger 21.5% to 4,449. Sales transactions also increased 19.4%, from 2,712 to 3,238.
The key takeaway is that off-plan demand remained the largest component of the market, accounting for 54.5% of ex-land value, with flats overwhelmingly leading the segment. At the same time, the ready market maintained a substantial 45.5% share, supported by AED2,001.3 million in completed flat transactions and AED719.2 million in villa activity. Transaction-type data also highlights a clear distinction between the two segments: 97.3% of off-plan value came from sales, while the ready market was almost evenly divided between sales at 47.1% and mortgages at 46.5%.
Land transactions added a further AED3,943.4 million in activity during the week, pointing to continued demand for development and investment sites alongside the residential market. Combined with the increase in both overall and sales transaction counts, Week 37 reflected a broad acceleration in market activity while maintaining a relatively balanced split between off-plan and completed properties.
